18,300 homes with no binding commitment for schools, hospitals, childcare or GP clinics. The EIE admits infrastructure is "yet to be confirmed." Concord Hospital is already at capacity.
Towers of 28–42 storeys on single-lane streets with no genuine height transition. Fringe streets must be capped at 4 storeys maximum, scaling up to the Metro core only.
Our streets are narrow, congested and single-lane with parking both sides. No independent traffic study has been done for any of the affected residential streets.
School need will be assessed "as population growth is realised." Thousands of children will arrive before a single new school is built. Schools are already at capacity.
The Metro doesn't open until 2032. Concentrate density around the station and Parramatta Road corridor first. Our residential streets should not be in this round.
No minimum parking ratios set for 15–42 storey buildings. With WestConnex tunnels constraining underground depth and the Metro not open until 2032, overflow is inevitable.
No requirement for coordinated development. Individual lots can be demolished and rebuilt one at a time — years of disruption with no guarantee of cohesive outcomes.
Rezoning creates instant windfall value. Nothing stops developers buying, sitting on land and banking profit while our streets deteriorate around empty lots.
The key document governing building quality, setbacks and street character will be drafted AFTER consultation closes. We are being asked to approve controls we cannot assess.
Critical technical documents — including the Urban Design Report and Design Guide — are missing from exhibition. We cannot make informed submissions without them.
We support appropriately scaled housing growth near the Metro. We do not support blanket high-density rezoning imposed on streets that cannot carry it, without infrastructure, without community safeguards.
